All work is customer and billed on a time and materials (T&M) basis. Budgets are mutually agreed upon before work begins to eliminate any surprises on either end.

I do provide some items on a seasonal or event basis from my private inventory, however anything you purchase as part of an engagement has the right to kept and stored by you indefinitely.

I am not certified in anything other than elementary education (previously a teacher for 24 years). I have taken numerous undergraduate level and masterclass level courses however in architecture, drafting, interior design, painting, art, and more. I have worked side by side with remodelers, construction teams, architects, and most importantly my handyman and artisan father for over 3 decades.
